roof coatings

Does anyone on this forum have experience with a roofing product called" Texsa" ? It is a roll material made of some sort of ashphalt, fiberglass and covered with small gravel. The material is applied with a torch. Price is about 100 pesos a M2. I have a flat concrete roof that is not leaking, but the previous owner applied an elastomeric coating of bad quality. The water is getting underneath the product and rotting the concrete. My alternative would be to remove the old coating, apply primer and repair cracks, apply elastomeric, polyester material, and more elastomeric. Any recommendations for a good elastomeric??

On the one small composition (cement) roof we have, we used tar paper and chapapote (tar). On top of that we put a product called Snow Roof. Temperatures at our place hit 50, 51, 52 degrees sometimes, so this roof really takes it. We have to repaint every three for four years. The most expensive part of this covering is the Snow Roof. five gallons cost something like $70 US.
