Hi Rolly! Really interesting your building projects. Can you tell me about how you organized these projects? Or direct me to the place more background info is posted.
I'm thinking about building a place in Mexico and I have a lot of questions about employing workers, costs, legal issues, etc.

Hi Karla,

My advice is to hire a good local architect to design your project and oversee its construction. Acting as your own contractor as Enrique and I did on our two projects is not for an amateur.

Your local city code will probably require you to have an architect prepare your plans for the building permit. I drew the plans for our project, but we had to have an architect redraw the plans on his title sheet and in the format required by the city in order to get the building permit. You are going to need help in dealing with the Mexican social security and in understanding the labor laws. Unless your Spanish includes technical terms and jargon of the building trades, you are going to have a hard time buying material and communicating with your workers.

I have a background in construction. Enrique is a native of Lerdo and had worked with me on three previous house constructions. Even so, we ran into a lot of problems that a local professional would have been able to deal with more easily.

Interview as many architects as you can before making a choice – they are not all created equal.

Hi Rolly! Thanks alot for your specific answers to my questions. Do you know how much Mexican architects charge? Also, do you know how property prices where you built in Lerdo compare to those of other regions in Mexico, especially in el estado de Mexico? Do you know where I get more information on construction costs in Mexico, so that I can put together a budget?

Click on http://rollybrook.com/building_directory.htm and go to the bottom of the page for information on the new construction project. Remember this was for a four-unit building, each unit about 100 square meters (1,00 square feet), so figure from there.

In cost estimating, the simple rule of thumb is -- it will cost 10% more than you have.
