Am curious re your roof. Is it flat or domed over your kitchen area? Boveda type? When you say you just spend plenty of pesos to seal it does that mean that a new layer of cement was added or that someone rolled a sealer/sellador on it? This should probably be shipped to the construction forum but thanks for the rain report! I really want to know what type of roof repair people do in the area as we just bought a house there. Has anyone taken the roof off and raised it with success?

For the past 4 years we have lived in a rented house made of cement blocks and plastered. The small kitchen area has a very slick, smooth, painted finish on the walls as well as on the ceiling. The roof is flat, made of cement about 6-8 inches thick. Whenever it rains here, which is infrequent, the kitchen ceiling leaks copiously. The smooth plaster finish hangs down like large broken bubbles. Since we don't own the place, as long as the entire roof does not collapse on top of my stove we can live with it.

Our neighbor gets a young man to come over each spring and coat his flat cement roof with something in a very bright white. I am not sure if this is block filler or simply a reflective paint. Ask for local help with your roof.

Right, wrong, or indifferent, here is how resealing a concrete roof is done on the rainy coast of Michoacan:
  1. Red roof paint
  2. Water based sealer
  3. White concrete
  4. Marmolina

The mix everything in together then use brooms to spread out the slurry over the roof. The marmolina I believe is used to give the liquid some body. The sealer is diluted into the slurry a ratio of four parts slurry to one part sealer.

I changed things a bit, and decided to go with OSHA white for a color. It lowered the inside ceiling temperature enough to be pronounced "significant" by hand measurement on a hot afternoon.

Please tell me what is "marmolina"? While I devoured Rolly's wonderful and impressive web page on roofing and envy Dona Martha her beautiful new home, it seemed a lot more expensive than anything we could afford. We (meaning Hubby and I more as laborers than as general contractors) are getting ready to build a small cement block house on a ranch outside of town and we are looking for suggestions for insulation since in winters we sometimes freeze and in the summer (like now) afternoon temps soar into the 100's. Thanks for your suggestion.

He is referring to marble dust (Marmolina). It's called something else depending on where you are in Mexico.

Have you considered using Hebel blocks made in Monterrey? These blocks have a high R-value and are easy to set up.

Wow, 12 closets! That's what I want-storage, storage and more storage. Was really informative to see your website including the costs of various jobs. We have re-modelled two houses in Yucatan and now looking at third Lake Chapala. We are pretty sure we are going to have to work on roof and want to raise ceiling in one of the rooms. Was interesting to read different solutions and I am sure there are more out there. Had never heard of marble dust filler before!

12 closets, yes. But that was for four 3-bedroom condos = one closet per bedroom.
