capital gains questions

I own a property in Mexico which which am selling. What are the Mexican capital gains taxes? Does it matter if I have an FM3 or not? This property is on the coast an I am in thr process of getting my trust , will this effect the cpital gains?

Thanks for the reply. I ave read the article and it appearsthat I do not qualify. What is the capital gains tax and how is it applied.
