Selling (transferring) a Fideicomiso without an FM3

When one sells their property in Mexico is there and advantage and/or requirement to posses a valid FM3 for the transfer of the Fideicomiso? We are now living in the USA and it is expensive to renew an FM3 using a facilitator and Notario in Mexico.

aloha brah! I would call a notario to see what the capital gains issues might be. If you read the article on the front page of Mexconnect, you'll see that the homestead capital gains exemption is in the grey area I'm trying to get info right now, on capital gains but the notario's here in Maz have different points of view. I think that is the only issue.
