Rentista - no lucrativa and RFCs

Just sharing my findings. When you are in Mexico as a rentista - no lucrative, you don't need (should not get) a RFC nor report anything to SAT.

Interestingly enough, if you open a bank account, you'll get an RFC assigned. I've got two bank accounts, and both have the same RFC on them. However, those are "dummy" RFCs, and are *not* registered @ SAT.

I do have a a question though - what if I buy a house here and start renting it? I'll be required to pay taxes *only* on the amount of the rent paid, right?

I'm a permanent resident now, by the way (but I'm still a rentista).

Instead of making a false RFC account number, which may cause you heartburn later, why not just go to the SAT office and have one issued? You can ask to be enrolled with RFC as "Inscripción de Persona Física sin Activ. Económica", I did this in 2009 while holding a FM2.

Hey Ric,

Based off your experience, do you know if having a consistent RFC is important for getting credit? I didn't have so much of a problem getting credit (got two cards here, although the first one was naturally hard to get), but it looks like the RFC is needed to query the "Buró de crédito", and I just noticed my RFC in HSBC is different from the one I have in the buró report...

What a mess! Do you think I should register with SAT to settle this up? I

And lastly -- and hope you don't mind me asking: Is your source of income still outside Mexico? I'm "afraid" that registering with SAT would end up bringing me headaches by requiring me to pay income taxes on my remittances.

Now you see the reason for my previous statement: a false RFC account number, which may cause you heartburn later

If you see a RFC number listed on an invoice, bank statement, vehicle registration or other document, it does not mean that is your RFC account number unless you have established one yourself with SHCP.

You should contact INFOSAT or your local office for additional information and to have your questions answered. Having a RFC account would not be more of an issue than a local bank account balance being reported for excess cash deposits.

The amount was previously MN$25,000 with a 2 percent tax deducted. That was changed effective 1 July 2010 The total cash deposited dropped to MN$15,000 taxed at 3 percent. These numbers are charged against all accounts owned by an individual and are cumulative monthly combined totals at any one bank.

The key words are "cash deposits". bank-to-bank transfers, checks and other credits are not reported.

A bit confusing. Where could I find more about it? If I deposit more than 15k MXN from abroad, I will get taxed? I've been doing that and never noticed anything in the 5 years I've been here.

Is that the one? So, it doesn't look like it applies to remittances from abroad or even bank-to-bank transfers (SPEI/same bank).

Are you making wire transfers or electronic deposits? There is no tax on those, whether they are above $15,000MN or not. It's cash deposits over $15,000MN that are taxed.
