Negotiating

Can't Post |
I'll be on my way south shortly, to look at another house. This just might be the right one. My question is, is the sale price negotiable in Mexico, in other words, do I make a bid, and wait for a counter offer, or are sale prices firm. The house is owned by a local, and I don't want to embarass myself or them by not knowing the rules. Thanks for any help.

Make a reasonable offer (try not to lowball), wait for a counter. Have money in hand.

If it's for sale by owner, I'd try and establish a relationship with him/her and probe for an answer to your question. I'd want to talk to the neighbors and do what a real estate person would normally do. Get your own comps, find out about building from scratch on a lot, talk to a builder, hang out in the neighborhood......don't rush in.

Good advice, but may not be helpful if the house is in San Miguel, Chapala or a beach area--they are very gringo-oriented in these areas and offers and negotiations are pretty close to the US in style. Also, are you dealing with the owner or a realtor? This could change your approach, also.

I don't know where he was referring to but anywhere you go and if you are dealing with Mexicans.....I still contend its to your benefit to establish the personal relationship if you want to seek out information, make a deal or find yourself welcome in the community. However, from another post by the same person, it 's a moot point. As it turns out, he's talking about a lot next door to his existing property. Check it out somewhere else on this site....

Esteban: I think you may have me confused with someone else. This is my first posting to this forum. The house is in the state of Colima, and I have not seen it as of yet. Just wanted to be sure I didn't insult anyone, should I see that the house is overpriced. Thanks all for you input. TomP

Absolutely. This process takes time, but that is one thing most Mexican home or land owners seem to have plenty of. Cases of folks rushing in with the offer have caused sellers to get edgy and back out of the deal completely, only to put it on the market a little later at double the price. The process is so different here in Mexico than it is up north. Often there appears to be no real rush to sell and it should be approached with no real rush to buy, in order to meet in the middle. There is a something I have noticed here in Mazatlan. Properties will sit empty (rentals as well) forever and then suddenly the price will be raised, only to continue sitting empty in the hopes of a taker at the newer higher price. Take your time, as the property likely isn't going anywhere any time soon, and you will get better results. Despacito.
