JOINT VENTURE TO OWN PROPERTIES

Can't Post | Private Reply
My wife and I have visited Mexico in the past and wish to live there again, but what little real estate there is available is overpriced. We're throwing this out as an idea.
We want three other couples willing to put $100,000 - $200,000 into a pool to buy raw land outside the city of Oaxaca where we would construct a community of ferrocement structures (best for earthquake-prone areas) of a uniform architectural type. The possibilities money can buy increase exponentially with the dollar amount; thus, collectively we should be able to get a lot more for our money than if we each went out and invested the little we have. The objective would be to wind up with more cash/land than we need for the four homes...enough to construct additional housing to generate more cash to further the community. The community would be founded on elderspirit principles, and all four parties would agree to safeguards for holding all equities and to homeowner association bylaws. Reply to diir_opps@yahoo.com

Funsho:

What are "elderspirit" principles? If I need to ask does that preclude my participation even though I am certainly elderly and spirited? Must your investors meet certain moral standards defined by you or some as yet undesignated committee of arbiters of social correctness? Where outside of Oaxaca City? That covers a huge amount of territory from high mountain to high valley properties which are not comparable. Are you seeking mutual investors or "kindred spirits" in turn seeking communal deference? The amount of money you are talking about will buy some quite valuable land "outside" of Oaxaca City according to where it is located. On the other hand, much land near Oaxaca City is not available to foreigners but is designated as indigenous territory. Are you a foreigner? I might be interested in buying land for construction near Oaxaca City but am inquisitive as to the nature of the community you wish to develop.

Just curious. We will pobably buy or rent near Oaxaca City in the near future as an additional residence and would not object to investing in mutually acquired land for compatible construction which is a common characteristic in those parts but we would find cult-like inhibitions on creative thought unacceptable.

We did something a little like what you have in mind, starting in 1975. For a look at what we've done so far see amongamigos.com.

I can tell you that doing things with a bunch of other people is not all that easy, not even if you all are nice people and agree to abide by some guiding ideas (like elderwhaterveritis you have in mind). Just try to get all those old fogies to agree on how big that prestressed concrete dome (or whatever) should be and whether or not you should be putting a little mortero in the mix. And what color should you paint the rocks (and why paint them in the first place), and who is and isn't pulling their weight. Who's using too much toilet paper and why!

If you hire other people to do things for you, they usually go over budget and take longer than expected. Who comes up with the extra money? If you do things for yourself, for the most part you have amateurs doing things. If everything belongs to everyone, does anything belong to anyone, and who is responsible for keeping things working? Who's in charge when you get right down to it?

Well said, Keith. Not to disparage the idea of the OP but what you are saying is something anyone considering this course of property acquisition should keep in mind. We have seen a bit of this in the San Francisco Bay Area and environs where we lived for many years and even here at Lake Chapala and if you want to end up in a situation that borders on internecine warfare and potential death by machete just buy into property with idealogues or even seemingly laid back and neighborly salt-of-the-earth types from whose eyes your very presence may some day become anathema and you the object of immense hatred over seemingly innocuous issues.

Thatīs why I posed the question the way I posed it. The investment in communal property or property representing mutual investment opportunity has to be objective and above board without regard to lifestyle (as, say, defined by some sort of "elderspirit" philosophical concept whatever that is) unless one wishes to end up with new acquaintances one eventually wishes death upon so it may be best to never enter into such arrangements to begin with.

Life, after all, is difficult enough with a spouse and Iīve been successfully married for nearly 40 years. New partners I donīt need unless the motive is purely acquisitive in nature and impersonal.

Here is a link to http://www.elderspirit.net/

This thread, if not crossing, is coming close to crossing solicitation boundaries. Is the original poster still around or was it a one-shot deal to see who he/she could round up? I think getting over on this gang might be quite the accomplishment!

Good points Rolly and Jim:

I regret giving substance to this vapid posting by inquiring as to its intent. I know Oaxaca State pretty well and can now see there was no content in this ugly and perhaps vacuous troll. Property, whether land upon which one wishes to build or land with completed residential structures, is not expensive in Oaxaca State except in certain specific highly desirable areas mostly within the central city of Oaxaca. Bullshit does not fly well there except among politicians and the like.

Look for some serious fun when I post about my recent visit to this beautiful state.

I agree. I have noted that since Mexconnect has been "free-ed up" I am getting e-mail at my personal account--not the one here--from foreigners I don't know, with really bad translation programs, who say they read my profile on Mexconnect and really want to be friends. Makes me paranoid to say the least. I have never worried before about putting my real name and other identifying info on that profile, but I am re-thinking this even as we speak.

Well, Bubba.
Maybe you just don't fit the email 'profile', these international con folk are seeking.

Whatever ju-ju juice, you're slathering over your physical or virtual personality.

I want the recipe!

Cons have been solicting me, since the first article I wrote here, years ago.

Hi Carron;

Sorry about the spam - it is a permanent irritation for anyone who ever uses the internet!
However, there is something on MexConnect you can do to reduce this - go into your profile and remove your Display email address. Don't remove the "Real email address" or you will lose the ability to log in. No one can see the real address except you when you are logged in and the administrators such as myself and Tony Burton.

Hope this helps!
