Give us a bit more information. The beach where? What kind of financial matters? There are many of us here happy to share, but we need a starting point.

Varies by locale. I always suggest getting a lawyer. For example, where I bought and I'm not sure I want to turn it into a &&B, there is a $900 tax to get the license because of the huge numbers that were cutting into to hotel business/tax.
