Hello All,

Wife and I are looking for place to retire to and was wondering about the state of the market in Mexico. ARe there any good places/areas that are cheaper but have good quality?

In order for anyone to effectively address your question, you might want to give us a little more information..... like

- what do you consider a good place or area
- what do your consider 'cheaper'
- what do you consider 'good quality'

As a general statement, Mexico is not so isolated from the rest of the world that economic factors have bypassed them. Just as folks are having a hard time selling something in California so they can move to Austin, they are also not able to move to Mexico either.

There is a function on Mexconnect that will be of value to you in 'researching' Mexico.... it is called 'Search Posts' and is towards the top of each Forum page. Click on it, then enter something (anything) like 'Real Estate' or 'Home Sales' in the Search String, and then click on Search. This will get you every post on any forum that contains the exact phrase you put in the string. After you have exhausted this treasure trove, come back and ask some specific questions and I'm sure you'll get some help. Be mindful that you will get some Posts from several YEARS ago this way... the dates are out to the right of each 'hit'. Don't assume that what was true in 2003 is still true today :>)

Perhaps if you posted where you and your wife have travelled, what areas you liked, what amenities you require, what language skills you have, some expats could respond with helpful information. This is a very big country, with huge differences geologically and culturally, and expats live all over it in different circumstances. Some love where they are, some don't, some return to the US because they didn't find a suitable "fit". Follow some of the previous threads (and there have been many over the years) about choosing a location. This doesn't address your question of market prices because those are all over the place, depending on where you might like to move and what you want to buy.

We faced a situation similar to yours and I think we possibly solved it by visiting several areas of Mexico for a couple of weeks over a period of 3 or 4 years to see for ourselves. We then made the move down but did not buy a house but rather leased a house for a year. After checking that we had truly found where we wanted to spend our "Golden Years" we then purchased a home here in Mazatlan.

That is one development in Baja South. There are lots of developments all over Baja and a lot more if you look all across Mexico. Some important questions to ask are do you really want to live in a development geared primarily to foreigners? Did you shop around to see if maybe you can find another property that might offer you ocean front with a private dock for less than what you would pay for a condo in a development? I tell everybody don't even think of buying until you have lived there for a while, minimum 2 to 3 months is best just renting one of the vacation rentals you can find.

If looking at southern Baja I tell everybody to spend a summer there before putting any money down on a property. Even before signing a one year rental agreement. July in Los Cabos is nothing like November or March and if you don't invest the time to find out you may be in for a very big (and scorching) surprise.

Great advise. It applies to probably all beach areas in Mexico. This year summer seems to have come early. It feels more humid this May for some reason, and really hot.

I guess I have already been in Mexico too long.

When I read the subject of this post, before looking at the post itself, "Market Prices in MX," I figured it was going to be a discussion about prices in the Mexican mercados, tianguis, grocery stores, etc.

Only more well-heeled norteamericanos with their mega-bucks would post about the real estate market in Mexico.

The rest of us find an affordable place in Mexico to live and then worry about the prices of food in those other "markets."

I couldn't agree more with BajaGringo about renting here first before any serious thought of buying. I have seen too many expats arrive on a visit, fall in love, buy a house after 3 days here, and then discover the realities of Mexico are not what they were really looking for. Or they discover that they paid way too much on the advice of one of the many circling real estate sharks. Or they discover that their dream home has a carpenter shop right next door that they didn't notice and the constant whine of saws disturbs their bliss. Or that it's sitting on a fault line or arroyo subject to landslides and nobody (least of all the real estate agent) told them about it. Or etc. etc. etc. Buying after extensively visiting different parts of Mexico, and renting for six months, preferably a year, and talking extensively with other expats who have bought new, bought used, or built their own home is the best way to go, IMHO. Real estate is a whole different ball game here. Best to know the rules before you play.

What about places that offer an extended stay before buying? I know lots of places let you vacation down there and do a check it out before you purchase? What would you guys say for that? I know this is primarily a way to kiss a@!#$ so that they can get buyers, but isn't it also a good way if you really investigate the property?

Even if a developer let's you stay there free of charge, they will control to a large degree the side of Mexico they want you to see. If you truly are coming to Mexico to seek out the possibility of life as an ExPat / retiree then do some extensive homework online first, in forums such as this talking to other folks who have done what you are contemplating. Look into the area and its factors regarding climate, lifestyle, healthcare, cost of housing, etc. Once you have done that and come up with selected area(s), rent a place for a few months at minimum to see what life there is really like. Only after doing your homework and investing some time in real hands on, living experience and comparing ALL of the real estate options out there can you know what is best for you.

You cannot get the true sense of that from a week vacation, developer's "multi-facilty program" and certainly not from a real estate agent's sales pitch.

Following this advice will save you money, match you to what will be the best location for you and ultimately save you headaches and money in the long run...

You are getting some good advice, but I think the best advice of all is to thoroughly research buying land in Mexico. I recommend Atty David Connell's articles. You can google him or just google "buying land in Mexico". Finally, in my opinion, anything that is in a brochure, offers gifts or free vacations, etc. is ALREADY OVERPRICED. Good luck with your search.

Really interesting stuff, thanks. I checked out the website for Connell & Associates. I had no idea about the restricted zone. This really intrigues me as I have been looking at properties within 50km of the ocean. Will definitely keep reading this guy's stuff.
