Land in Merida area

Hi! Tony here, in southern California. I just mailed a deposit (sight unseen) for a lot in Chlem on the beach (how brave of me!) I was sent pictures and was happy with what I saw...But I continue to see cheaper lots of the same size in Celestun, San bruno, San Benito (the latter two towns I cannot find in the map) I have noticed that prices are either dropping, since the hurricane or I "impulsed bought",

or placed a deposit too fast. Which is the are "to die or live for", in Yucatan? It must be on the beach front. I was told by a real estate agent that "Telchac" another said Chixiculub?, but that there was too much erosion, not to buy there, that there was a crisis with the sand. I was offered a half acre on the sand for

$30,000 U.S., in Celestun. Please all you natives and nice people that live there enlgihtened me, slap me silly or just plain kick me in the butt. I am a part time real estate agent, and I know I must fly down there, but I need the "inside scoop"

from the Yucatecos and the yucateco gringos over there. I had tickets to fly over there to close the transaction on this lot, but I the day before flying out,the hurricane hit, which could be the answer or the omen to my confusion.

Which area has the best appreciation. Where is Riviera Maya around Progreso? where a tiny lot goes for 30k U.S.?

You guys and gals get the picture (obscure one) please shed some light...

P.S. When I get there I will let you slap me in person (its ok I do not have false teeth)...

One really cannot compare San Bruno and San Benito with either Chelem or Celestun. San Bruno and San Benito are really far out there(hour and half from Merida) with very few facilities and suffering greatly right now from the hurricane. Neither had phone service to begin with. We are talking tiny fishing villages with tiendas that sell cokes and smokes some fruits and vegies. Chelem is for want of a better word is a poor neighbor of Progreso. Only 40 minutes from Merida and does have phone lines, internet access, 15 minutes to Progreso's resources which are many. Celestun is hour and half from Merida fishing town as opposed to fishing village. Lacks the resources of Progreso but offers a more real atmosphere in that it is not just a vacation town.

Deposit on beach front in Chelem? Without seeing it? No way. It suffers from the worst errosion in the area. The water laps at the front of many houses that are left over from when Gilberto hit 13 years ago. You should know that there has to be an area of 20 meters of beach front between one's property and the highest tide- the Federal Zone/zona federal. No one can own this portion of land but the government. Many laws regarding this and you should be appraised by real estate agent. there must be public access to this zone. One can lease this area but there must be a passage. OK. You could put up a palapa and everyone would have the right to walk thru it but you would not want it to be your living room. My point is make sure your ocean front boundry has that 20 meters for the gov. Have also heard that it varies so I would check with whomever handles the transfer of your title-call the US Consul and get your own lawyer. You need to be aware of how much it costs to simply hold this land in a trust.

Isidoro had a great affect on Telchac Puerto and Chix.,the entire northern coast. Lots of erosion in those places prior to the event.. Really depends on where the prop line starts. I live in Celestun in a house we purchased 4 years ago and, yeah, I know real estate. Please feel free to contact me. Right now there is a price frenzy which is rather silly. Fact is: took us two years to buy another property-25 meters by 180 with a run-down house we are pouring money into. We don't care. We like it and the house is so cute and the beach so beautiful. The frenzy has been created by the news that 120 timeshares are being built 5 miles out of town.

Thanks for the heads up..I only had a $500 deposit on the lot...But Which area of Yucatan on the beach has the highest appreciation value?? Is it Chixculub, the Beverly Hills of Yucatan? I hear that there is a new development with a Marina??

that connects to the ocean....? Sounds like Chelem property values are not the highest...Is there any hopes of telephone in Celestun or just a dream?

Any futher info is appreciated...Recently a real estate agent "bad mouthed" Telchac......I will be flying over after New years to see by myself, but the best feed back are the persons living and breathing there...

I will keep in touch and open new subjects...Most grateful

Yes, Chixculub has the most expensive real estate. There are some million dolllar houses there on super long lots outside of the village. I like Telchac Puerto. I think its village is the prettiest one on that coast. Have not been there after the hurricane but heard there was a lot of damage. There is telephone service in town of Celestun and a local internet connection. There is no phone service/electricity yet in the area past the military base where lots are being offered. Electricity will come soon. How long it will take for phone service is anyone's guess. Am glad your deposit was only $500! I did not mean to knock Chelem but erosion has been an on-going problem there. As you know, the opinions I express here are my own! There is a fairly large winter population of Canadians and N.Americans. The next village going West, Chuburna has better beach frontage with less erosion. Stay in touch and bien viaje!
