Finding in-line Active Real Estate Listings for Oaxaca City.

Aloha: Last Sunday,04 09 06, I LUCKILY and for the 1st time, ran into an on-line website hosted by a realtor who concentrates the listings to Oaxaca City and surrounding villages/suburbs. Yes there were a few of the Southern Pacific Coastal areas but very few indeed. This was all about the City areas.
For some reason I cannot find it any more & for once was to occupied to HIGHLIGHT/BOOKMARK the site I`m looking for again.
I am in need of specific help from Oaxaca interested folks who can point to, or even LINK TO, Oaxaca City RealEstate agencies.

I've been looking on the Iinternet too, out of curiousity, and would be interested in seeing what links you or others have encountered regarding real estate prices in Oaxaca.

I can't recommend anything I've seen so far, as the little I've encountered via Internet seems overpriced.

It's done, but it's not common, to buy real estate through an agent here in Oaxaca. However, having said that, I have noticed more and more storefront real estate offices as I walk around town. They have signs in the windows announcing what's for sale. Land for sale is more common than houses, it seems. There aren't very many "for sale" signs in the city center. Most of the "action" is in pueblos outside the city, with those in Etla being very popular. I know that Century 21 has an office here.

I guess I'm not much help, am I?

I keep hearing about Etla. I know I went there a while back, I just can't recall.
Sounds like it's worth a look.

Currently, we're interested in just renting, though I'm curious about land/real estate costs in and around Oaxaca too.

We'll probably end up employing both the, "walk neighborhood X and write down number" and the, "my friend has a rental" approaches.

The last time I got a rental in Oaxaca helping a guy push his car out of the street :)

Within Oaxaca City, I've heard that real estate is most expensive near the center of town, and then come areas like San Felippe and Col. Reforma.

When I was down two months ago, family and friends, told me the going rate for a 2-3 bedroom apartment/house rental was $200-$400 a month. They didn't specify a particular residential zone. I'm assuming these prices are going to be more for areas like Col. Reforma and San Fellipe.

Those prices are possibile with a lot of hunting and negotiating and for an unfurnished place with long-term lease. I'm more familiar with "snowbird" apartments and it's getting difficult to find a small, furnished place in Oaxaca in the winter for under $500 monthly. Nice ones go for $800 to $1000. Most of us who live here year-round have moved several times and kept our eyes and ears open.

I found my current house at migracion. I do my own papers each year rather than hire a lawyer. It's fascinating to watch the process and if the wait is too long, I read a book. Anyway, my current landlady was there and started talking to me and we met every once-in-awhile to practice Spanish and English. Then one day two years later I met her on the street and she asked if I knew of anyone who wanted to rent a house. I live in Jalatlaco.

There's a small two-bedroom house in Reforma for sale in one of the r.e. windows. Maybe I'll check it out.

In the meantime, I'll help stranded motorists or whatever...it all leads to something!

Prices in Oaxaca are high and there seems to be no "set prices". One house rents at 500 USD, the neighbour is asking for the same house 900 USD... Same goes for buying real estate.
We are subleting our house (completely furnished) from may to december at 9.750 Pesos but that is including everything (maid, electricity, gas, water, etc.). You can see details in my other post.
