Hi, I hope someone can answer this for me. Preferably with a link to the code cited. My landlord is a creep. He is a rude man and a pompous ass. Without boring you with details, I had to square off with him last winter. I paid 2 months rent on August 5, I had a receipt. The receipt was hand written because the day I made the deposit the girl in the Caja was having trouble with her system. I accepted it and never gave it a second thought. Many months later he approached me about the deposit. I provided him with a copy of my receipt. I never heard another word. Months later he starts sending his little brother over here to harass and threaten me for supplying them with a "fake" receipt. It is important to know at this point that the little brother is an employee of the Caja in question. A clear conflict of interest in any country. I was extremely uncomfortable with them basically insisting that I go to the Caja and confront the Caja employee who took the deposit. I never believed for an instant that the girl stole the money. Rather, I assumed it was a simple accounting error. Easily resolved with a little bit of detective work. That was not how they chose to handle it. Instead I was the victim of nearly endless threats of them coming to put me in the street or to simply lock the doors. I got a lawyer. Once I educated him on the fact that this state does have laws and he was breaking too many of them to count he backed off. I also told him that if he continued to gossip about me with the neighbors and call my parents (I am 44 years old for Gods sake!) regarding this I was going to sue him for malicious slander, or whatever legal definition and remedy of what he was doing, available to me in Mexico. This shocked him. I proved to him that he can not bully people around and that he made a grave error when he behaved in a manner that made it obvious that he didn't know the rules. AND the assumption that I was too dumb to read the damn code myself. In Spanish. Once he realized his bully tactics wouldn't work he simply stopped his assault. Until today. Today he sent his sister over here with a notice of rent increase. Stating that rent is being increased by 300 pesos. From 2200 to 2500. I am fairly certain that is not legal. For starters it is more than 15%, which is a number I recall reading about with regard to rent increase. There are 4 apartments in this building. Yet, he seems to think he can raise only mine. He is wrong about that. My questions are as follows: 1. What is the maximum rent increase allowed in Guanajuato? 2. How much notice does he have to give? 3. Are there any rules with regard to situations of rent increase? Such as, does he need to show improvements to the property or an increase in his operating costs? 4. Is the inflationary rent increase guideline from the Bank of Mexico really the standard for determining rent increases? I would greatly appreciate concrete answers to these questions. I am even willing to pay a professional to answer them for me. I will pay for an answer to all of these questions, with links or reference to, the specific codes cited in the answers. This guy needs a reeducation and I am going to give it to him. He really is a creep, but I like my apartment. I have been here 2 years and don't want to move again. He is mostly in California which means I don't really have to see him very often. I am very friendly with his brother and sister. Meaning I enjoy a satisfactory lifestyle here and he doesn't get on my nerves enough to instigate a move. All I have to do is cite the law to him and he will back off again.
