Guanajuato Capital Land Prices

Lately, I have been thinking of buying land in the city of Guanjuato and have been rather astounded at the prices that I have been finding. My search has not included real estate agents, who's prices are, no doubt, even higher than the ones I have found privately listed. I have taken 38 properties listed in the local periodical and converted their prices from pesos per meter squared, to US dollars per acre, and then averaged those results. (these properties had listed prices printed in the adds) The figure that I came up with, for land without construction, averaged US$183,473 per acre. I may be wrong, or perhaps uninitiated to Mexican real estate prices, but this figure seems insane to me. I can buy land 75 miles from New York City in Upstate New York, or 55 miles from NYC in Pennsylvania, for
far far less than half that price!

Is the price you quote for bare land?

You have to compare apples to apples here. Guanajuato is a colonial town on the federal endangered species list.
It's part of the Patramonio of Mexico. It's a live museum of history. You need to compare prices there to something similar in the US like the French Quarter in New Orleans or like any other historical place in the US. Sure, you can find places cheaper in the US and if that's what you want....cheap...then you should buy there. Cheap has nothing to do with ambiance, aesthetics, historical import or what is going on at the local theater. You can find cheaper than upstate New York if you will just leave Guanajuato and look at nearby small towns.
