Lately, I have been thinking of buying land in the city of Guanjuato and have been rather astounded at the prices that I have been finding. My search has not included real estate agents, who's prices are, no doubt, even higher than the ones I have found privately listed. I have taken 38 properties listed in the local periodical and converted their prices from pesos per meter squared, to US dollars per acre, and then averaged those results. (these properties had listed prices printed in the adds) The figure that I came up with, for land without construction, averaged US$183,473 per acre. I may be wrong, or perhaps uninitiated to Mexican real estate prices, but this figure seems insane to me. I can buy land 75 miles from New York City in Upstate New York, or 55 miles from NYC in Pennsylvania, for far far less than half that price!
