How do you define ";overpriced";?

Can't Post |
if a buyer and seller agree on a price, is it overpriced? it's like Marin County or other expensive areas in the US.

overpriced is when a group of people band together in a certain area of another country with lower economic factors and are convinced by certain individuals that there costs will be the same as where they came from.these people then proceed to make this a reality-without investigating other options-because thats what they're used to and i guess a large percentage have the disposable income to spend their money foolishly.

What seems like A fair price depends on where you are from. If you are from a small town in the US or Canada, Ajijic prices may seem high. If you are from Toronto, New York, Chicago, California or Denver, it will seem more reasonable. A fair price for anything is what the buyer is willing to pay and the price the seller is willing to accept. It has nothing to do with you unless you are the seller or buyer... Every deal may be different..
Rentals are always a good option. An apartment or house can be found from under $300/ US to as high as one can imagin.. Good luck finding the right solution...

Problems with renting

Can't Post |
It seems to me that renting is not always as satisfactiry a solution as one might think. For example, most rentals (at least furnsihed ones) I have come across have a double bed in the master bedroom (we prefer a king-sized), satellite TV that brings in U.S. channels (we are Canadian, and prefer to keep up with the news from home, rather than the speeches of George W. Bush), and no telephone. Obviously, if one buys a place, one can have all three of these. Any comments? (and please don't call me a spoiled gringo. I know very well that most people in the world cannot afford large, comfortable mattresses, satellite TV and telephones. I just don't think I'm harming anyone by trying to get them for myself.)

Purchasing

Purchasing a home is the right solution for you. This is great. You know what you need and are willing to do what has to be done to get what you want.

I have to agree with you that renting is not for everyone! If you check our personal web site that deatils our move to Ajijic, I talked about it on the rent vs. buy page

I am Canadian. We rent. We have
a phone
Canadian Star Choice
King size beds in all bedrooms
Rent is $600 a month, huge yard, off street parking, 4 appliances, all electronics and furnished in Chula Vista.
I grant that the Star Choice is a bit more difficult but you can get a used one here for $350 and if your coming for six months, sell it before you go back. That is what other Canadians have done.
1/2 the population here is Canadian (expat) so selling it is not a problem. Americans seem to like Star Choice also as it is cheaper than CBand.
The house we rented before this one had:
phone
3 king size bed in bedrooms
No Star Choice
It was in town, rent was $650.
You could actually bring Star Choice down with you and it would be cheaper.

Re Overpriced yes. What rental problem?

Can't Post |
Of course houses are overpriced in the Lakeside. It makes no economic sense that one can rent a perfecly good house for $600 a month that someone just bought for $150,000-$200,000. The rule of thumb has it that you should be able to rent such a house out for at least $1,500 a month. As long as rentals are such a bargain - and homeowners are at such a disadvantage (and, in my opinion, they will continue to be) it makes no sense to buy. Furthter, the gentleman who commented on the inability to make changes o a rental, such as adding a satellite TV system, etc., obviously doesn't know about renting in Mexico. It ain't Kansas. The renter here is assumed to have a much more proprietary interest in a house (or apartment, or whatever). In our case, here in Mazatlan, we pay only $300 U.S. a month for a three-bedroom 1 1/2 bath apartment, with a spectacular view of the ocean. However, when we rented the place (for which we have a three-year lease, which will be almost routinely extended) it had no fridge or stove. We have since added those, as well as ceiling fans and other odds and ends.
Luego

Jim ...could you recommend a rental agency in Mazatlan ? We'll need something for four months..fully furnished in quiet area.
The thought of getting off the 'plane and starting a search in a strange place is a bit daunting...with our "Spanish"
Any advice would be most appreciated. Thanks. Terry.

Bob Robertson was in the rental business and I think he still is. But his site now shifts automaticlaly to Continental Real Estate web site continental.hispeed.com/rentals/. Lots of examples there of what is available. But your best bet is still to come on down and look. Just stay at one of the numerous B&Bs - should be no problem finding one with space.
Luego
