rainy season roof repairs

  | Private Reply
it was brought to my attention by 2 people that don't live here that i installed an inferior roof 3 years ago because i am cheap.
i just paid one of my mexican friends to patch the peak $5.38 cdn[$70 pesos] stopped the leak. while he was up there he suggested that my neighbour's adjoining bare brick wall would be a constant problem. so we got the neighbour's permission to concrete his wall and waterproof paint it which will help us both. cost $92 cdn [$1200pesos] including materials and 2 workmen.
having mexican friends that don't do the gringo rip off does not equate to being cheap, dontcha know. anyone that thinks a roof here will last a lifetime is gonna be in fer a big surprise.
i have never used anyone on john's list and never will, thank you!
it behoves you,if you move down here to try and learn the language and make as many mexican friends as possible. we also live in a barrio where there are hardly any ferners. when i was having cervezas with the boys at the store next door they was calling me gringo until i pointed out to them that as a canadiense,i was a hoser. so now they call me pedro hoser.
ain't life grand!
there is more about construction on my board. oh, and the same guy that's doing my roof and neighbours wall, did the bodywork and paint on my truck fer $320 cdn. his quote was $260 but i gave him the extra because it became apparent that he had never worked on a canadian rusted hulk-fair is fair-eh!

I agree with you Pedro, I don't always agree with anyones list, although John's seemed to be pretty good. Would you be willing to share with us who you would recommend, as you find John's list so bad? Thanks in advance.

¿Y realmente, puedes tu hablar español? One of your neighbors commented to me that when he talks to you he is forced to do so in his broken English, because he can't understand you when you try to speak Spanish. Wasn't he telling the truth?

I agree I have used some of the workrs on the list and I hac¿ve had good luck. Never got a repair on my roof for 70 pesos but then I do not have a metal roof, just a boveda and tiles so it is a little more complicated.

you should not require my help johanson since you have lived here for a long time and had numerous expensive renos to both your houses.in any event i don't do lists.
sadly, you have never spoken to anyone on my street. after you mentioned this yesterday i showed your picture and nobody recognized you, sadly. my espanol generally gets me by but i haven't stopped trying to learn more. and you?
and brigitte,my roof is not metal. the peak that was repaired was red tile just like yours.the rest is asbestos and has needed no repair. i'm not suggesting that nobody use john's list. i merely stated that i don't need it. the only contractor i have used from ajijic was recommended to me by our maid at the time. her sister's husband, and his work, price and timelyness[sic] were just fine except for his carpenter. our first contractor lives in el chante and we have used his services for other projects from time to time but since he works for a lot of gringos now-his prices reflect that.

I love your response Pedro, It's normal for you to critic and then not take the time to suggest good alternatives. And yes Pedro, I did ask about your Spanish. It was a while back and I happened to be in your neighborhood and asked about you. They brought up the topic of your Spanish. And I asked how well you spoke.

At least you are trying to learn. Some persons are worse than others at learning. No big deal. Hey, you play hockey better than I, also no big deal. now if you could only learn how to use spell checker.

Have a great day

pedro - No one cares that you use anyone on my list. I don't want decent people working for you and none of my contractors need your business. Their work is so high quality that they are ALWAYS busy. You don't want great work. That's easy to see.

My original roof was done 9 years ago by Chino Chavarria and sons with Fester Acriton 7 year material. I had him check it yearly before the rainy season. Basically it would only require a little touch up. You did not mention there are all kinds of material in a wide variety of price ranges and it DOES mmake a difference on what you use. The cost of the job is not only labor and profit for the contractor. The material is extremely expensive depending on what you buy. It can run from 800 pesos to 2,000 pesos a bucket (5 gals) and most roofs need between 4 - 5 buckets. There are specific time consuming steps to putting on this material correctly as outlined in the Home, Garden, Construction section" of the forum, post name "How to Properly Waterproof your Roof with Fester Acriton".

Then there is a question of how long a guarantee the contractor will give depending on material used. My contractors will give a 5 to 10 year guarantee. And they'll ALWAYS be here when you need them.

So, get someone cheap like Pedro uses who know nothing about roofs and when it leaks a year later they'll be nowhere to be found. You get what you pay for.

And you don't do roof repairs this time of year. You repair or replace your roof in the months of November to early May. You have someone inspoect it in the dry season.

no mexican in my neighbourbood behaves as you describe, johanson. i will give you the benefit of the doubt, that you had a hallucination about such an episode. because no rational person would do what you claim you did.
as to my op about a roof repair-it is simply that -one particular anecdote about a 70 peso repair after 3 years. the same materials were used in this newer roof that replaced the 15 year old roof. therefore i am happy with the work and material if it can last 15 years or longer. i don't consider a 70 peso repair after 3 years a major expenditure. the 1200 peso repair was on my neighbours adjoining wall not on my roof. yes,a lot of houses in town do share walls
john, does it cost you more than 70 pesos maintenance every three years for your superior roof?
give us a breakdown if you will!
