I don't have a dog in this hunt as I am not Canadian.
But, we do live in the Puerto Vallarta area. We do not consider it to be whatever you called it, an oversaturated tourist trap?
We like our house, 3 blocks from the beach. In my wildest dreams my 2 bedroom, 2.5 bath, single family home with a pool, on a paved street with city water and sewer service, twice weekly trash pickup, police and fire protection would not cost anywhere near 450,00 US$.
We like that we are near Vallarta because (gasp, oh horrors) we like going to Costco and Sams and different types of restaurants at times. The medical care is modern, well trained and affordable. There is plenty going on around the area.
We have friends both foreigners and Mexicans. While I do speak Spanish, I enjoy being able to talk to my American and Canadian friends in English.
If it's not for you, don't come here. Pretty simple. I don't talk bad about how you live, there is no reason for you to talk bad about other people's choices.
Seems to me there is often a theme amongst expats, almost a contest of "my area is the best, only fools would go elsewhere." Who cares? If you are happy, let the others go suck on a lime.

I just checked the moon phase which is 83% but everyone is as prickly today as if it were a full moon? But then I fight the same battle living in Riberas, we're the red headed step children and bane of the N shore. I told someone this morning I was looking at Chiapas and they said "it's dangerous" - I said "read the local newspapers lately?"

I agree totally with the above answer.

I don't normally enter into these types of debates.
That said I wish to make the following remarks about the topic being discussed.

I am a retired spec building contractor that made his living in building to markets to fit buyers needs.
All markets are driven by supply and demand.
There is an old standard phrase in being successful in supplying a product and that is full filling the four p's promotion, price, product and place.
By the way I live in Vallarta and to respond to the phrase

(Its just amazing to me the dear price they have to pay for it. 450 000 is a fortune in Mexico. I could buy an entire ranch for that price. I know of beach front plots in Chiapas going for 5000 dollars. Now, there are no whities around to play bridge with, no fancy restaurants and its black sand beach but the locals are interesting and friendly, the seafood is fresh and the sunsets are spectacular. Apples and oranges I guess.

My wife and I first landed in PV 42 years ago when the prices mentioned in the latter were the same here and the population was posted as 12,500 today its 270,000 +
what the author above needs to understand is, none of the change from 12,500 to 270,000 + came cheaply larger facilities such as shopping,medical,emergency services,clean and safe utilities and the list go on and on that is why we live and love it here .

So Memo I second the bash to you, you get what you pay for.
People use to ask me what does it cost to build per square foot and my answer what do you want built in that square foot.

I would strongly recommend you check it out before getting excited. We go there ( Chiapas beaches)when we want to get away and I can tell you that these beaches and" wonderful" locals are not for many people including for many Mexicans. Fun to visit for a short vacation but living there is another story. You can get cheap places down there that is for sure. Cheap is not everything-
