 I wanted to throw a question out there. It may cause a few chuckles on the board but...
Is there an area/town south of Playa, within 10 miles of the coast that has electricity, apartments, etc... That members on this board might consider affordable/do-able for a gringo looking to (budget minded) retire without the high price side effects of it being near (30 - 50 +/-) miles of a resort area?

FYI... The reason I'm asking is in my retirement I don't want to golf or play tennis.
I want to fly fish on the ocean. Either wade fishing, or fly cast from a 20' my center console boat. The water is beautiful in that area as we all know. I'd be willing to consider north of Cancun as well. Progreso - Campeche ?

Any comments would be appreciated.

Hmmm. Punta Allen might be of interest.

I doubt you are going to find 'anything' south of Playa that one would even associate with the words 'budget minded'. To my knowledge there is nothing inland between Playa and Tulum. At Tulum one can go inland towards Coba but even if you found something what are you going to do after fishing? You suggested that you have visited Mexico a number of times, mostly (fishing) south of Cancun. I suspect that really means south of Tulum towards Punta Allen for the great flats fishing. So you should know about any opportunities there.

You said 'north' of Cancun but mentioned Progreso and Campeche both of which are actually west and southwest 300+ miles. One thing you should know is that by the time one gets to Progreso, one is completely out of the Caribbean and well into the Gulf of Mexico. Don't expect the waters there to resemble what you've seen south of Cancun. And by the time one gets 'around the horn' to Campeche one is definitely in different waters. That's not to say there is no good fishing around these places (I don't know!) but it ain't the Caribbean. There is an estuary around Progreso and another 40 miles east of there around Dzilam de Bravo. Farther east (closer to Cancun than Progreso) is the Rio Lagartos Reserve. There would be great fishing there I’m sure. In the other direction, 50 miles west of Merida out around Celestun (on the coast), there is a huge estuary some of which is in a biosphere reserve (winter home to 'millions' of flamingos). Lot of fishermen there, but I don't know about sport fishing.

Two other places around Cancun that you may have fished are: directly north in Laguna Chacmochuk where there should be excellent fly fishing. It has easy access from Cancun by car, then boat. The other, less convenient but with great fly fishing, is at Isla Holbox. It is 'around the cape' but too far to get to by boat. The road there takes circumvention but the reward is great. Probably 2 hours + a ferry ride to a virtual paradise!

When people say Cancun they think, of course, of the Playa. And no one would call that budget. But of course there is a very large Mexican town associated with the Playa. Surely one could find a rental there within a budget mindset. Maybe even a gringo or two. Then one would be set to go in many directions to fish and, although none of your posts have mentioned this, have access to a life other than fishing. And with an international airport having many good flights to 'anywhere', you'd be set to leave whenever you chose.

You said, "all I want is a quiet place to rent or/then have my own place, spend a couple days a week tying flies and fly fishing off the boat, & visit my kids a couple weeks out the year". Sounds like Cancun is just the locale for you. I just hope you don't mind the heat! You would rent at first, of course, and when you are not fishing or tying flies maybe you'd find a little place that you could buy.

If you have the time and want to explore I would suggest travel from Playa all the way south to Chetamul there are plenty of areas that are inexpensive and friendly ( look at Felie Carrillo Puerta , Mahahual ,and the Chetamua area) we did this in 2001 and ended up buying land,, and retiring....wasnt quite ready but we did it !!!

Tell me something, JB.

Did you buy your retirement land in or around Filipe Carrillo Puerto, Majahual or the Chetumal area and if you are in one of those areas, why can´t you spell even one of them? Where is it you bought this land? This is a huge territory. Enlighten us as to what you know about even one of these places. Tell us where your property is and how you developed it or are you just another phoney who has no idea of what you speak?

Forgive me JB. I apologize for being so flippant. I must say that I have thought of looking for land upon which to build a home or perhaps an already constructed home in the Chetumal area that has already been developed so that I could sell off my Lake Chapala home and move to Southern Mexico once and for all. Then I would have my mountain home in Chiapas and a winter home in the Chetumal area. I was thinking of Bacalar or some place on or near Chetumal Bay. The area you first defined from Filipe Carrillo Puerto to Majahual was a bit too large to cope with. Since you have bought and developed in the Chetumal area, perhaps you could advise me along those lines. Where would you buy in the Chetumal area if you were me?

You should take a look at Paamul. It is just south of Playa del Carmen and right on the beach.

Hola,

I've not been to Mexico for 5/6 years now, and have never been to the Yucatan. I am hoping to drive down from Colorado in November for a 4 month stay...
Are there places to camp for free? between Playa and Tulum? if not what might the monthly rental rates be like this winter?

just looking to plan a budget. Also, any advice about driving down...will cross in Brownsville and hug the coast...so I expect to take 4-5 days if I take it slow and explore a bit (maybe check out the emerald beach area north of Veracruz)

There is no place to camp for free except the Pemex stations for a night. You want to camp in a safe and secure place and that costs. I suggest you purchase the "Guide to Mexican Camping" by Mike and Terri Church. They list some general pricing.

There are 6 RV parks from Cancun to Tulum to choose from. Paamul and the Xpu Ha campgrounds fill up fast for the season and reservations should be made.

There are no beaches where one can park a VW bus?
what about Tulum itself??? any camping there?

And about resies and places filling up??? Will Gringo's be coming down in usual numbers this year?
I know that while I'm interested, everyone I know says I'm crazy (go figure) and the talk I hear is that Mexico is on sale due to all the bad press of violence.

But that is why I'm posting. To get some feedback and hear from others.

Speaking of which, Its good that I'm not coming for a month or two, cause I hear the roads on the east coast from Brownsville down are much in question right now.

The key words are "SAFE AND SECURE". I have lived in this area for 6 years and run around all over MX in a truck camper. I don't boondock.

Right now I am trying to get home. I have been stuck behind flooded roads. Not once did I just pull over and park on the side of the road. I always asked for permission to park for the night at restaurants, motels, Pemex or stayed in campgrounds.


If you want to take the chance of getting robbed, decapitated, or just plan killed go right ahead and park on somebodies beach without permission. Every beach on the Riviera Maya is owned or controlled by someone. You don't want to be in the wrong place at the wrong time.

Last year Paamul and the Xpu Ha campgrounds filled up for the season.

You haven't been here in 5-6 years and things have changed.

Like I said in the my previous post, go buy the Mexican Camping Book. You will learn a lot reading it.

You mean that the WALLY WORLDS in MX don't allow free parking in their lots? Now where are the $300+K diesel pushers going to hang out?
