May I make a suggestion, ExpatWB? When we finished refurbishing our Southern Mexico residence in San Cristóbal de Las Casas, which is also a tourist town, local real estate agents approached us unsolicited and more than one suggested that we could sell our home in the historic center of that city for about $200,000USD more to an American shopping on the internet than we would fetch if we sold to a local mexican directly by word of mouth. Of course, we have no intention of selling but consider that bit of folk wisdom to be instructive about the premium you will pay if you decide to shop for a home for rent or sale in Playa del Carmen on the internet. That´s OK if that doesn´t bother you but why pay a substantial "gringo tax" as the locals laughingly call the premium you will pay over locals if you don´t have to do so? Now, Quintana Roo is a special case but whether it´s Quintana Roo or Yucatan State or Chiapas or Oaxaca State I promise you you will pay a substantial premium over what you would otherwise pay if you go the internet route. Maybe your situation makes pounding the streets impossible and that´s understandable but just be aware of your situation. Real estate agents and informal referrals are not commonly used in Southern Mexico for a number of reasons. Incidentally, there are lots of places near Playa del Carmen where you can get a better deal. Working the street is what´s required.
