I am posting this on behalf of our Landlady. This week we are vacating our furnished rental in downtown Morelia, about 2 blocks south of the cathedral, to move into a new home. The place we are vacating has 2 bedrooms, 1.5 baths, a living room, a separate dining room, a kitchen, and a small outdoor patio with a washing machine. Clothes lines are available for drying clothes. The townhome should be available on or after this Sunday, December 21st. The rent is 8000 pesos a month, plus utilities. The landlady is a very nice and is bilingual.

Even though it's right downtown, the townhouse is very quiet because it's at the end of a privada. There is good water pressure/hot water. You can get wireless internet through the phone company.

Holy Cow! 8,000 pesos a month for a 2/1.5? I can only guess it must be location, location, location.

I don't see that price as out of line at all. It's a shame that many who're not familiar with the market, and particularly those who haven't even seen a property, cannot refrain from making remarks like this.

Sorry, Jennifer,

It seems to me the "Gringo tax" has been added on to this rental. BTW, although I have not seen this property, I am quite familiar with prices of real estate in Mexico as we have and continue to look for real estate opportunities in Mexico. I've even seen rental prices in Morelia which are far more realistic than 8,000 pesos for a 2/1.5. THAT is why I said it must be location, location, location. If you missed that point the first time go back and re-read my post.

Come on, Jennifer get rid of your snide comments. Those types of comments are unnecessary and contribute nothing to the Board. I thought the purpose of this site is to inform and discuss...not smack down any thoughts other than your own. Sometimes you "old-timers" feel the need to do so, unnecessarily.

I understand where you are coming from Dr. M, but unless you are completely up on rental prices in the Centro of Morelia, and have seen the property, judgements on the value from a far location are not good.

As the former tenant of the controversial 8,000 pesos/month townhouse, all I can say is that when we were looking for a furnished rental in Centro (and furnished is the key word here, in my opinion), we found very few available, and those we did find had ugly, uncomfortable furniture. So, it was worth it to us to pay 8,000 pesos because of the ole supply and demand factor. This unit has some decent furniture, including china cabinets, buffets and a nice wood dining table in the separate dining room, a complete and attractive master bedroom set with a king size bed. Etc., etc. And it was very, very quiet, even though it was only 2 blocks away from the Cathedral. Parking in a private privada was included.

There were plenty of unfurnished rentals for less money, but nothing furnished that was nearly this nice.
