Sorry;
In my house (older) due to lack of care the plaster for about 2.5 ft up the wall is discolored and tends to flake.
I believe it is caused by moisture and the composition of the plaster. It has a specific name 'sal......? but I am unable to find it in the posts. After reading my initial post again I realize I had not taken an esential medication needed for social discourse.

I think you mean the word "hal" where the "a" is soft as in hall. Sadly I can not help you more.

This problem is very common in exteriors walls (I have it in my house, too). It is caused by moisture migrating through the brick or adobe wall from the outside. It also occurs on both sides of bathroom and kitchen walls. You will need to strip the old plaster and apply new. You cannot just paint over it. You should also try to find a way to prevent it from reoccurring.

Any cure Rolly, such as painting with a waterproof paint or epoxy resin (best) should be applied to the outside surface. If inside, it will "dam up" the water within the walls causing degredation of the concrete over time.......

I don't know. I live on the desert, so rain and high humidity are not are problems here. My exterior wall problems come from leaky air conditioners (swamp coolers). I also have some interior damage from a little, slow leak in the toilet water tank that went undetected for a long time.

Water can migrate up the wall as well as through, so it is possible to get damage higher on the wall than the source of the water. I have some damage two feet above the floor from a small puddle of water on the sidewalk outside that came from the swamp cooler in that wall. I hope I have fixed that one. The other one is still on my to do list.
