Why not turn to a bank?

The Mexican banking system charges interest from 45% to 60% for people with unestablished credit. There are many professionals in the area who make a good living and who have assets, but no credit rating. As a result, when they apply for bank loans, they are quoted interest rates of 60% annually, as well as many additional fees.

So it is no surprise that many Mexicans do not use the banking system and do not trust banks. They may not have a credit card, never have had a bank loan and have always paid cash for all purchases, which means they have no credit rating.

MCI will lend their borrowers money at much lower rates, but they must provide adequate security and pass a rigorous loan screening process. All loan applicants are personally interviewed, and their employment and wages are confirmed. All assets used for security are legally screened for liens and ownership; additionally they will be appraised by a qualified third party appraiser. All applicants must satisfy Merida Capital Investments that they do possess the required monthly income to support the monthly loan payment.

Example

If an applicant hopes to purchase a property for 1,000,000 Mexican pesos, he or she would be required to put in a minimum of 500,000 Mexican pesos or equivalent into the purchase, and MCI would finance the balance. The loan would be registered on title until MCI has been paid out in full. In the case of a default, MCI would liquidate the property at auction and take possession of any collateral.

Merida Capital Investments has a very low failure rate, as it is highly unlikely that someone will walk away from a property in which they hold 50% equity.

The fundamental principle of obtaining a substantial down payment conforms to their prudent lending practices. In fact, MCI has experienced zero defaults on loans since its inception, despite the global economic downturn.

But this is simply sound business.

If these same principles were applied in Canada and the U.S.A., there would be no housing crisis or financial crisis in the North American mortgage market. The problem with North America today is that there are far too many mortgages with 0-10% down, so the borrowers have very little to lose. And this results in high default rates.

How does it work?

Currently MCI has more demand for loans than capital available.

The investor provides the funds used to make the loans. Typically, most of MCI's investors are foreigners who live six months or more in Yucatan.

They understand the culture and realize that MCI's investment strategy is sound and believable. Their investors understand that this area is very developed with a growing middle class. The investors, who live here, require pesos to live, so investing in pesos and being paid in pesos is an advantage for them.

MCI offers above-average returns through a secure investment model, based on prudent lending practices. The company does not take any risks, and the borrower must have adequate security to qualify for a loan. If they do not, MCI simply will not lend the money. Every client is interviewed, and each property is independently appraised. Borrowers must also demonstrate that they do have the income to support the monthly loan payments.
