Can anyone tell me about the Fideicomiso annual rates in the Restricted areas? From as near as I can figure, fideicomiso rates are negotiated (orpre-determined) by various banks, lawyers, purchasers, etc. For example, take a look at
http://www.maztravel.com.
The operator of that site refers to paying US$1,000/year. We are in the process of setting up a fideicomiso with a fixed rate of US$500/year. Some fideicomisos are established with the annual fee being a percentage of the property value, so everytime the holder makes property improvements they are subject to reappraisal and adjustment (read"increase") in the annual fee. Our lawyer negotiated with a bank to have a fixed rate, so we can make our improvements without incurring increased annual fees.

My info (although not confirmed) is that it ranges about $250 USD per year with a $250 charge to set it up.This depends upon your Notario negotiating with the property Bank that holds the trust. The critical issue is that the MUST be sold to someone else at the end of the Trust term - and not to a family member. So the length of the trust is very, very, important!!!
